The last few decades in Poland have been marked by intensive migration of people to the largest cities. It is hard to be surprised by this phenomenon, which mainly involves young people seeking greater career, educational opportunities, and the rich cultural offerings characteristic of big cities. On the other hand, the middle class is increasingly moving to the suburbs, where life is calmer and real estate prices are lower. What are the advantages and disadvantages of living in a city that is part of a large metropolitan area, and what strengths and weaknesses do smaller towns offer?

Advantages and disadvantages of living in a large city with a high population

Although new apartments in Warsaw are popping up like mushrooms after the rain, the supply seems unable to keep up with demand. A similar phenomenon can be observed in cities like Poznań, Wrocław, Szczecin, and other major Polish cities. The advantages of living in a city of this size seem to largely determine the decisions of real estate buyers, so we will start with them.

Advantages of living in a provincial city:

  • Expanded job market – the largest Polish cities naturally offer the most opportunities for workers across the majority of industries. The slightly higher salary levels also play a significant role. For this reason, real estate buyers tend to tie their future to Warsaw and other provincial cities, at least until they retire.
  • Educational offerings – large cities are also academic centers, and local institutions dominate rankings of the best high schools. This attracts students who are eager to stay in these cities after graduation, as well as families who prioritize educational opportunities for their children.
  • Social and cultural life – this argument may not appeal to everyone, as there are smaller towns with extensive cultural offerings and the added advantage of recreational and leisure areas. Nevertheless, larger cities offer much greater choices when it comes to spending free time.

Disadvantages of living in a big city:

  • Noise levels – although this doesn't apply to all locations, living in a large city usually requires raising your tolerance for sound stimuli.
  • Traffic and distance – despite the wide range of job and entertainment opportunities, distances in major cities are better measured in minutes and hours rather than kilometers. Traffic jams can make commuting a hassle, although there are locations where this is not an issue. A good example is Warsaw's Wola district, including the Vola Estate proposed by Ronson Development. The location of this modern development allows you to reach the city center in just a few minutes, and the district itself is now one of the business hubs. Essential infrastructure is nearby, and residents have access to several large parks.
  • Property prices – it’s undeniable that they are significantly higher in big cities, but a successful career and the associated income can compensate for this disadvantage.

Is it worth moving to the suburbs?

All the advantages of living in a provincial city can also be available to residents of small towns. It all depends on the location. Smaller towns do not actually have many common features in this regard, which should be taken into account when presenting their strengths and weaknesses.

Advantages of living in a county town or suburbs:

  • Less traffic – Although living in a small town sometimes requires longer journeys, residents are not stuck in congested roads and queues at shops, offices, or banks on a daily basis.
  • Air quality – At least during the warmer months, smaller towns have the advantage of better air quality, but during the heating season, the situation levels out, and smog also appears there.
  • Recreational opportunities – Small towns usually offer more options for recreation, walks, or bike trips, although this is not always the case.
  • Peacefulness – Life in smaller towns moves at a slower pace, which has its advantages.
  • Cheaper properties – Apartments and houses in small towns are cheaper than in larger ones; however, when considering towns that are part of large metropolitan areas and offer convenient access to the city center, this relationship becomes noticeably weaker.

Disadvantages of living in a smaller town:

  • Limited job market – finding employment in a smaller town can take longer, and some specialists may not find suitable job offers.
  • Limited cultural and entertainment options – while visiting a cinema or restaurant is not an issue even in small towns, it is more difficult to regularly attend theaters, philharmonics, or concerts outside major urban areas, and the available options are limited.
  • Public transport level – this is a concern for many smaller towns located at a significant distance from provincial and county cities. The lack of a car can be quite inconvenient.

The advantages and disadvantages of cities with varying populations will always stem from individual perception and needs. Both solutions could be a perfect fit for you!
