Construction of the second stage of the Ursus Centralny property development launched

Ronson Development has selected the general contractor for the second stage of the best-selling property development in Warsaw’s Ursus district. The project will be executed by Karmar. The building permit for the investment project was granted in March so the contractor will be able to go ahead with the work right away. The net fee for performing the contract amounts to PLN 60.25 million and the completion is planned for the end of October 2021. The second stage of Ursus Centralny will comprise 251 apartments. As many as 40% of them have already been sold or reserved.


The biggest property development in Ronson Development’s history – Ursus Centralny – enters the next phase. The selection of the general contractor will be followed by the launch of the construction of the second stage of the project. Even before the launch of the construction works, the developer found buyers for 40% of the apartments in this stage of the Ursus development.

– Ursus Centralny is one of our sales engines. At the beginning of March we obtained a final building permit for the second stage of the project. Even before the permit was issued, nearly 100 apartments in this stage were subject to reservation agreements. All of them have already been converted into development contracts. Consequently, despite the difficult market situation associated with the coronavirus epidemic, March was a month of very high sales for us, says Andrzej Gutowski, Vice-President of Ronson Development who is responsible for sales and marketing.

The whole property development will comprise approx. 1,600 apartments. In the first stage of the project, scheduled to be completed in early 2021, only 20% of the 138 available apartments are left.

In this project the developer focuses primarily on 2-room apartments with the surface area from 38 to over 50 square meters and it is these units that sell the fastest. Currently these apartments are available for a price starting from PLN 7,800 per square meter. Also 3-room apartments with the surface areas ranging from 53 to 72 square meters are very popular.


Internal boulevard packed with attractions

Ursus Centralny is being developed at Gierdziejewskiego Street, in the most attractive part of the district, only 500 m from the Warsaw Ursus railway station and in direct proximity of Warsaw’s first EKOpark with a natural playground, educational paths, environment-friendly lighting and abundance of greenery.

Ronson Development’s project will completely change the sites with industrial past. In addition to apartments, there will be numerous retail and service facilities, and cafes and restaurants, and the heart of the property development will lie in the internal boulevard with attractions for children and adults – water playground, amphitheater, outdoor gym, and game and relaxation zone. In addition, a school and educational complex will be developed as part of the project.

Supermarkets, schools and recreation areas are within walking distance from Ursus Centralny. In a few minutes you can also get to the Factory shopping center.


Loft ambiance surrounded by greenery

One of the strengths offered by Ursus Centralny will be its modern architectural design perfectly matching the industrial ambiance of the neighborhood. Red-brick elements and walls covered with facade wallpaper will embrace the past of the district, which once was famous for its tractor factory.

Despite its industrial past, today Ursus gains a completely new character, with springing up recreation areas, parks as well as retail facilities and educational centers. The district principally attracts young residents who are well-versed with the most fashionable post-industrialist districts of New York, Berlin and Zurich and would like to live in a similar venue in Warsaw. Ursus Centralny will offer residents precisely that type of climate, while simultaneously facilitating a rapid commute to the center of Warsaw.
